The problem with buying properties with cash and not using leverage is that you don't get the multiplier effect leverage provides.
In addition, buying 10 properties outright can be quite expensive and a great entry barrier.
If you plan right you can minimize your risk of having all your tenants leave at the same time.
One of those ways is to use a property management agency to manage your tenants, getting new renters, etc.
A lot of bad things could happen to anything.
What if you put all your money in the stock market and it crashed?
