Advice on property offer needed please

Could really do with some advice or just opinions of other people on this, thanks.
The house next door to us has a massive garden and is selling some of it to developers. When it came to planning permission some residents on myroad objected because they didn't want any more houses.
I didn't object beacuse the land looks a mess at present and think two more houses will improve the appearance of the road.
On Sunday a surveyor called round to our house, and it turns out we own a small 10metre x 1metre strip of land (A hedge basically) blocking part of the entrance to where they want to build.
The surveyor acting for the developers said it was worth about £500 but want to offer £3000 if we sell it so they can progress with their work quickly. I didn't even know I owned the land but checking the deeds to my house I do.
Apparently it's not a show stopper for them but would make it easier. Looking at their propsed plans our hedge blocks nearly all entrance to the proposed developing land but I can see how they coudl get round it.
Where I would like your opinions or advice is:
They aproached me with what seems an inflated offer, but obviously I will need independant surveyor to advise me on this.
Do I accept the first offer or is this breaking a golden rule of business.
Any advice welcome as I want to be savvy with dealing with this but am completely inexperienced.
