They're were never realistic prices, even before the recession, and they're certainly not now. However, landlords are not willing to negotiate. And in fair honesty my landlord charges me less than everybody else and has not put the rent up, but still it's a lot.
Can he fill the space if you leave? The answer, at least for commercial space where I am right now, is probably "no". If that's the case, you have all the leverage and it's time to play hardball.
