I don't know, I watched the entire SBI! video guide. And the only thing I could find about the demand and competition for your site concept was over 2k demand and under 80k competing sites. I achieved this for my site concpet keyword, but I don't have enough high demend tier 2 keywords now. They didn't lay that part out so well.
